Our rentals include a mix of traditional short-term and mid-stay accommodations. - Job Description We are seeking a Business Development and Operations Manager to support and scale our operations in Nashville.
The role will report directly to the local Owner and work collaboratively with other franchise and regional team members. This is an ideal position for a growth-minded individual who thrives in a dynamic environment, has strong operational expertise, and is passionate about property management and business development.•
Key Responsibilities Business Development:
Prospect, develop, and convert homeowner leads Present and explain our vacation rental management program and contracts to prospective homeowners Prepare rental revenue projections and custom proposals for leads and real estate partners Onboard new homes into property management systems and ensure proper configuration Analyze market trends and create actionable growth strategies Support marketing and brand development efforts including grassroots initiatives Cultivate partnerships with local businesses, real estate professionals, and industry contacts Participate in homeowner relations and communications, as needed
Business Operations:
Lead the daily operations of vacation rental property management (housekeeping, maintenance, guest services, etc.) Manage inventory and supply ordering while maintaining cost controls Oversee property maintenance and coordinate work with internal or external contractors Negotiate with and manage vendors to ensure high-quality and competitively priced services Track and record basic property expenses and assist with financial documentation Ensure top-tier guest satisfaction through quality control and issue resolution

Required Qualifications & Skills:
- Prior experience managing short-term rental properties is essential
- Familiarity with property management software such as TRACK, Escapia, Streamline, or similar systems
- Experience using pricing tools like PriceLabs
- Strong working knowledge of Google Workspace, HubSpot, DocuSign, and other tech platforms
- Deep understanding of Nashville short-term rental regulations, Tennessee licensing requirements, and local STR tax reporting processes
- Must be organized, self-driven, tech-savvy, and capable of balancing multiple priorities.
High school diploma required; college degree preferred
