Role:

We are seeking a highly organized and proactive Long-Term Rental Coordinator to oversee the day-to-day management of residential rental properties. This role does not involve leasing activities but focuses on coordinating ongoing tenant support, property maintenance, contract follow-up, and ensuring a smooth experience for both tenants and property owners.

Key Responsibilities:

Manage active lease agreements, ensuring all contractual obligations are being followed; Serve as the main point of contact for tenant support, handling requests, concerns, and routine communications; Schedule and document move-in and move-out inspections with detailed photographic reports; Monitor contract renewals, terminations, and rent adjustments; Coordinate maintenance requests, including preventive and corrective actions, and manage service providers; Maintain clear communication with property owners regarding updates, approvals, and incident reports; Keep property management systems up to date with accurate property records and status reports; Support the finance and legal teams in addressing late payments or escalated issues.

Requirements:

Previous experience in property management or similar administrative roles; Strong organizational skills, attention to detail, and ability to manage multiple tasks independently; Excellent verbal and written communication skills (English and Portuguese required); Familiarity with property management platforms (e.g.

Buildium); Problem-solving mindset and commitment to delivering high-quality service; Work Permit. Tuesday to Saturday from 08:00 to 05:00 pm.

Preferred Qualifications:

Knowledge of Florida residential rental regulations and tenant-landlord laws; Experience working with international property owners or tenants; Valid driver’s license and ability to conduct on-site inspections (if required).
