Your role includes maintaining high occupancy rates, providing exceptional customer service, and building strong relationships with residents. You’ll also collaborate with property management to ensure compliance with housing regulations and contribute to the overall success of the community. Strong sales, communication, and organizational skills are essential.
Key Responsibilities:
Customer Service & Sales:
Greet prospective residents and provide them with information about available apartments. Conduct property tours, highlighting features and amenities. Understand and identify the needs of prospective tenants and match them to appropriate apartment options. Answer phone calls, emails, and other inquiries promptly and professionally.
Leasing Process:
Guide potential residents through the leasing process, including the application, credit checks, lease signing, and move-in coordination. Ensure that all lease agreements, amendments, and renewal documents are completed accurately and timely. Maintain accurate records of tenant applications and lease documentation.
Market Research & Competitor Analysis:
Keep up-to-date with market trends and competitive rental rates in the area. Assist with implementing marketing strategies to promote the property and attract new tenants.
Property Maintenance Coordination:
Address and resolve resident concerns related to maintenance issues, and collaborate with the maintenance team for timely resolutions. Schedule move-ins and move-outs, ensuring the apartments are prepared and ready for new residents.
Lease Renewals & Retention:
Proactively reach out to existing residents regarding lease renewals. Assist with the implementation of retention programs and initiatives to ensure high resident satisfaction and retention.
Administrative Tasks:
Maintain up-to-date knowledge of rent collections, deposits, and payment systems. Process and track rental payments, late fees, and other transactions as needed. Maintain accurate and organized tenant files and leasing records.
Qualifications:
High school diploma or equivalent (Bachelor’s degree preferred). Prior experience in leasing, property management, or sales is a plus. Excellent communication, customer service, and sales skills. Ability to multitask and work in a fast-paced environment. Proficient in Microsoft Office Suite and property management software (e.g., Yardi, RealPage) preferred. Knowledge of local and state rental laws is a plus. Strong attention to detail and organizational skills.
Working Conditions:
Flexible hours may be required, including weekends. Ability to work in a fast-paced, customer-focused environment. Some light physical activity, such as moving brochures or showing apartments.
