Multifamily Property Management Job description The Leasing Consultant is the community’s sales representative andis responsible for interacting with residents (potential andexisting) on behalf of FPI to assist with viewing/touring theproperty, providing accurate information about each apartment home,properly process rental applications, secure lease agreements fromqualified persons, and assist with lease renewals as required. TheLeasing Consultant is responsible for conducting all job duties inaccordance with Fair Housing Laws and Company policy, and supportsthe overall objective of meeting the expectations of the Client,based on the respective financial operating budget and managementagreement.

DUTIES AND RESPONSIBILITIES

1.Client Relations Carry out the philosophies and wishes of the Owner in the dailyoverall operations of the apartment community to ensure FPI ismeeting the Client objectives and expectations 2.Communication Maintain positive, professional and effective communication withapplicants, residents, vendors, clients and guests whilerepresenting FPI 3.Leasing/Occupancy Maintain occupancy levels as established by owner/budgetexpectations Exhibit professional leasing techniques Assist with the completion of the monthly Market Surveys andanalysis Assist with advertising and marketing strategies for the apartmentcommunity as needed Exhibit closing ratios in regards phone and walk-in traffic per FPIpolicy Assist with ensuring that all online marketing sources are updated(e.g., Craigslist) daily Promote positive resident/management relations, to retain desirableresidents. Place customer need requests and follow up as number onepriority. Assist with resident retention programs Ensure the safety, comfort and privacy of all propertyresidents Ensure move-in orientation is completed consistently with newresidents 4.Reporting and Document Management Maintain appropriate resident files including forms, leases,documents in accordance with FPI Standard Operating Procedures. Responsible for the daily integrity and confidentiality of residentfiles. Ensure that documents and reporting systems are maintained,updated, and organized. May assist in periodic reporting requirements as requested 5. Risk Management Ensure compliance of Risk Management items through the following ofthe FPI Standard Operating Procedures. Reports timely any/all injuries, illnesses, property damage throughthe proper reporting channels and forms. React calmly and professionally in emergency, emotional and/orstressful situations. 6. Facility Maintenance Assist residents with reporting of maintenance needs. Document facility and maintenance needs and ensure timelycompletion. c. Ongoing monitoring of the physical asset andidentifying concerns with immediate supervisor. Follow up on maintenance requests to promote resident communicationand satisfaction. 7. Other Consistently and fairly enforce community rules and regulations,FPI Standard Operating Procedures. Comply with all Fair Housing Laws and FPI policies andprocedures. Promote a professional image by adhering to FPI Management’s DressCode Policy. Conduct displayed must be of a professional manner whencommunicating with employees, residents, prospective residents,clients, vendors, and guests while representing FPI Management. Responsible for meeting all training requirements for the position(Grace Hill, Safety Meetings, etc.). Perform any and all functions as directed by the supervisor,including special project assistance. Job requirements

Minimum Requirements:

Minimum 1 year of experience in a similar role, preferably withinResidential Property Management. Experience in hospitality, retail,sales or customer service will also be considered. High School diploma or equivalency certificate required. Must be proficient in speaking, reading, and writing inEnglish. Strong computer skills (MS Office, Google Apps, propertymanagement-related software, email, internet, social media).
