Purpose of the Job The Consumer Real Estate Closing Specialist accurately prepares all necessary closing documents and ensures the timely and accurate funding of home equity loans. Responsibilities also include thorough validation of scheduled closed loans, processing of loan proceeds, and providing expert assistance to members and representatives from various delivery channels. The Consumer Real Estate Closing Specialist must consistently uphold compliance with all relevant regulatory requirements to safeguard the interests of all parties involved. Essential Functions and Responsibilities Prepares and confirms accuracy of all legal documents required to close home equity loans, including the note, deed of trust/mortgage, and all additional required forms.
Prepares and delivers the Closing Disclosure to members in accordance with TRID real estate guidelines
Monitors systems for consent of electronic delivery, disclosure timing, waiting periods, redisclosures and rescheduling of closings as necessary to adhere to TRID regulatory requirements.
Reviews and validate loan product, loan term, interest rate are within credit union regulatory lending guidelines.
Reviews and clears any underwriting conditions prior to loan closing.
Coordinates real estate closings with processors, members, closing branches, and closing attorneys
Performs complete verification to ensure all closing documents are properly executed and collected from all parties associated with the closing transaction prior to disbursing loan proceeds
Determines that all funding delays have been satisfied and follow up with appropriate parties for corrections
Completes all internal funding documentation and distribute to appropriate parties
Completes funded loans to include loan proceeds, loan maintenance, file documents and updates for imaging
Reviews collateral insurance policies for adequate coverage and mortgagee clause, to include but not limited to homeowners and flood.
Assists members with closing procedures, requirements, questions, and concerns.
Acts as point of contact for members, title company, Truliant staff and attorneys for loan proceeds
Effectively works closing pipeline in various stages to completion in an environment consisting of phone calls, emails, and questions, in a timely manner within service standard guidelines.
Maintains an on-going professional relationship with members, attorneys, and all credit union channels associated with loan proceeds. Other Duties and Responsibilities Cross-trains to perform the duties of Home Equity Servicing Specialist as needed.
Cross-trains to perform the duties of Consumer Real Estate Specialist II as needed.
Assists with other tasks and projects as assigned by leadership. Knowledge, Skills, and Abilities Must have sound understanding of standard concepts, practices, procedures, regulations, and compliance within the real estate lending environment, as well as services offered by the Credit Union
Must be familiar with underwriting guidelines and real estate lending compliance, including but not limited to HMDA, TRID, Fair Lending and ECOA
Must have sound judgment, excellent critical thinking and problem resolutions skills and the ability to manage and prioritize multiple tasks
Must have strong time management skills and be able to work under multiple deadlines efficiently & effectively
Must be flexible and able to shift resources and priorities as required
Must have experience with MeridianLink Loans PQ or other similar loan origination software
Must have experience with Fiserv DNA or other comparable core system
Must have intermediate knowledge on Microsoft Outlook, Excel and Word
Must be able to secure, build and maintain strong vendor relationships as needed
Must be able to complete all assignments with minimal supervision and work in a general office environment
Must possess a strong commitment to providing excellent service to Truliant’s members Physical Requirements Occasional standing, walking, bending, and stooping required
Must be able to sit at a desk for long periods of time and use a computer
Must be able to moderately lift or move up to 5 pounds and occasionally lift or move up to 10 pounds Education and Background High School diploma or equivalent required
Minimum of 3 years of home equity and/or mortgage processing preferred
