Full Job Description Essential Functions:

Set leasing and marketing strategies for the properties keeping in mind applicable marketing and income restrictions Evaluate applicants for eligibility in strict compliance with affordable housing program regulations (e.g. LIHTC, HOME, etc.). Includes but is not limited to application review, document requests, coordinating with government agencies on subsidy issues, and conducting or arranging in-person interviews Maintain applicant/prospect database and waiting lists in Yardi Voyager system Prepare and execute leases and attend lease signings with government agency partners Arrange apartment viewings and adhere to thorough follow-up procedures Implement policies and procedures Maintain daily and weekly leasing reports Set new tenants up for success by reviewing policies, procedures, and ongoing compliance requirements Recommend and track marketing avenues, oversee marketing campaigns and monitor traffic results Develop/maintain relationships with industry partners Responsible for updating any marketing sites where necessary Develop effective team relationships within the organization to further leasing/marketing efforts across geographically dispersed portfolio

  • Attend trainings and stay abreast on policy and rule changes affecting leasing and affordable housing compliance to implement any necessary changes.
  • Willingness to work overtime and flexible hours as needed
  • Perform special projects as needed or as requested by senior staff.
Qualifications:

The ideal Leasing Specialist will be able to demonstrate:

  • At least a high school diploma or equivalent
  • At least one year of combined experience in affordable housing programs (e.g. LIHTC, HOME, etc.) OR tenant-based subsidy programs (e.g. Section 8, FHEPS, etc.) is required
  • Demonstrated proficiency in working with computers, databases, and Microsoft Office suite (Outlook, Excel, Word, etc.) are a must.
  • Excellent customer service, communication and interpersonal skills
  • Strong organizational skills and pride in attending to details.
  • Must be able to judge when/how to work independently and as part of a team to meet objectives
  • Prior experience in leasing, sales or hospitality preferred
  • Bilingual Spanish is strongly preferred
