Role Summary:

The Store Manager is responsible for the daily operations and overall performance of a self-storage facility. This role is ideal for someone who is organized, self-motivated, energetic, and is sales oriented. The Store Manager ensures operational efficiency, service excellence, effective marketing, and sound financial performance while maintaining the highest standards in facility upkeep and security.

Key Responsibilities:

Oversee all aspects of facility operations, including cleanliness, safety, and maintenance. Rent units over the phone or in person and follow up on all leads in a timely manner. Maintain customer records including customer leases and addendums. Conduct routine property inspections and coordinate maintenance and repairs as needed. Maintain cleanliness and overall appearance of the site which includes but not limited to cleaning units, cleaning doors, sweeping/mopping hallways, picking up trash, etc. Manage tenant accounts, rent collection, and enforce policies around late fees and delinquencies. Conduct online auctions of delinquent units and maintain working knowledge of lien law and company policy. Provide exceptional customer service to current and prospective tenants, responding to inquiries and resolving issues promptly. Deliver “Unreasonable Hospitality” by going above and beyond for every customer interaction. Manage truck rentals and returns according to company procedures if service is provided at facility. Conduct facility tours and assist customers in selecting appropriate storage units. Manage move-ins and move-outs, ensuring proper documentation and compliance with policies and procedures. Develop and execute local marketing strategies to drive traffic and increase occupancy. Monitor and manage facility financials, including expenses, revenue tracking, and budget adherence. Prepare and submit accurate records and reports related to operations and performance. Collaborate with company leadership to implement company initiatives and meet performance goals.

Qualifications:

High school diploma or equivalent required; experience in self-storage or property management is a plus. Proven ability to work independently and proactively in a fast-paced environment. Strong customer service and interpersonal communication skills. Strong sales ability and comfort with upselling services. Willingness to perform light maintenance and contribute to property upkeep. Excellent organizational and problem-solving abilities. Proficiency in computer applications and the ability to learn facility management software. Basic understanding of financial management and budgeting principles. Must pass a pre employment background screening. Valid driver’s license and reliable transportation required.

Work Hours:

Minimum of 40 hours per week. Monday-Saturday availability required, with flexibility for after-hours needs and periodic weekend work.

Sitting for ~6 hours per day. Light to medium lifting. Cleaning empty/vacant units. Maintaining grounds, spraying weeds, cleaning up trash.
