Job Description

Builder Pre-Closer Galbreath Costner, LLC 7400 Carmel Executive Park Dr Ste 200, Charlotte, NC 28226 Serves as the primary point of contact for all involved parties, including agents and clients, in the preparatory phase of real estate closings, ensuring a seamless and organized process.

Key Responsibilities Objectives Core Duties:

Send contract to be opened or open order Collect and enter from info. sheets Send out buyer representation agreement/engagement letter HOA order and/or confirmation Request Lien Waivers if applicable Order Binders Process Lender Title Request Send title work to Lenders Schedule closings in CalendarWiz Manage builder inbox (Save title requests, title binder, builder docs-survey to attorny review) Manage assigned team tasks in Qualia team queue Identify and escalate issues

Due Diligence:

Assist in the due diligence process by ordering and/or reviewing HOAs, Mortgage Payoffs, surveys, inspections, and other relevant documentation. Identify potential legal issues that may impact the transaction. Communication with

Stakeholders:

Communicate with clients, real estate agents, lenders, and other stakeholders to gather necessary information and documentation. Facilitate smooth communication throughout the pre-closing process.

Closing Coordination:

Collaborate with the closing team to coordinate pre-closing activities, ensuring all necessary documents are in order. Verify that the closing file is complete and accurate.

Client Interaction:

Interact with clients to address questions, provide updates, and gather required information. Maintain positive client relationships throughout the pre-closing phase.

Title Insurance Processing:

Assist in the processing/ordering of title insurance binders policies to protect clients against potential title defects. Coordinate with title insurance companies to ensure accurate and timely issuance of title insurance binders.

File Management:

Maintain organized and up-to-date files for each real estate transaction. Ensure that all documents and correspondence are properly filed/saved and accessible. Collaboration with

Attorneys:

Collaborate with real estate attorneys to address legal issues and ensure that all legal requirements are met. Seek guidance from attorneys on complex matters.

Time Management:

Efficiently manage time to meet deadlines and keep the pre-closing process on schedule. Prioritize tasks based on urgency and importance.

Problem-Solving:

Identify and address any challenges or issues that arise during the pre-closing phase. Work collaboratively to find solutions and ensure a smooth process. Qualifications/Core competencies

Education:

High school education and/or additional coursework or training in real estate law are beneficial.

Experience:

Previous experience as a paralegal, preferably with a focus on real estate transactions, is helpful but not required. Familiarity with pre-closing processes is advantageous.

Legal Knowledge:

Strong understanding of real estate law, particularly in the context of pre-closing activities. Knowledge of relevant laws, regulations, and industry standards.

Technology Skills:

Proficiency in using legal software, document management systems, and office productivity tools. Ability to navigate and utilize various databases and platforms to complete pre-closing duties.
