This position ensures all departmental resources, such as vehicles, tools, equipment and materials are properly maintained, utilized and secured. This is a working Foreman level position that will perform repairs to the Housing A/C and housekeeping equipment as well as providing ongoing technical instruction and guidance to Housing A/C and equipment repair shop personnel to ensure accurate diagnostics and industry standard repair methods are adhered to.
Responsibilities:
Provides immediate supervision and support to a team of five (5) technical A/C and equipment repair shop employees. Oversee and coordinate staff in all related daily operational activities of the Housing A/C and equipment repair shop. Monitor and approve employee time sheets. Submit employee related incident/accident reports. Create, schedule, assign and monitor work orders. Evaluating and hiring shop personnel as well as recommending and implementing corrective and disciplinary actions. Source and coordinate the purchase of parts and consumables to maintain a proper on-site supply. Provide technical guidance and direction to A/C and equipment repair shop personnel Perform monitoring and evaluation of staff members performance to provide individualized feedback. Apply critical thinking and logic to identify the strengths and weaknesses of the A/C and equipment repair shop operations for continuous improvement for accountability, stewardship and productivity of Housing resources. Communicate with internal personnel and others outside the Housing Services Department, representing the department to customers, the University public, and other external resources. Ensure that all A/C shop activity records are in compliance with required EPA, OSHA, and TOSHA guidelines. Maintain CMMS records/reports of labor time, parts and material costs, and any additional 3rd party expenses for all A/C shop repair tasks to provide a total cost of repair for work orders.
What We Require Education:
High School Diploma and EPA 608
Universal Certification Experience:
6-7 Years of experience in the field of HVAC repair. 2-3 Years of supervisory experience within a maintenance/construction environment.
Knowledge, Skills, and Abilities:
Thorough knowledge of and proficient experience in supervision of a team of technical repair and maintenance employees Thorough knowledge of HVAC systems and their operation Ability to troubleshoot and repair custodial equipment Thorough understanding of preventative maintenance program requirements and ability to execute same Strong verbal and written communication skills Ability to work within tight deadlines and schedules Ability to work with both a diverse customer and employee base Ability to successfully lead others Strong organizational skills Knowledge of and ability to effectively use the Microsoft Office suite of products Knowledge of and ability to effectively use a Computerized Maintenance Management System software (CMMS)

The salary for this position is commensurate with experience and other qualifications and is accompanied by a standard university benefits package. This is a non-exempt, 12-month, full-time, non-tenure track staff position.
