DUTIES:
- Perform research and data science projects at every stage, including problem definition, data collection, data cleaning and preprocessing, exploratory data analysis, feature engineering, model selection and development, model evaluation, model optimization, deployment and reporting, monitoring, and maintenance.
- Create interactive data visualizations and reports using Power BI and Tableau to analyze market trends, encompassing occupancy, rent growth, and resident mobility by market, neighborhood, and property class.
- Utilize data from Company’s data warehouse to assess and propose hypotheses regarding property performance trends, demand patterns, and renter preferences.
- Conduct econometric analysis and predictive modeling, comprising statistical modeling and machine learning techniques, to measure and model the relationships between property performance metrics, operational practices, and property attributes.
- Process and analyze survey data to explore resident preference trends and compare year-over-year changes in demand for specific property features.
- Perform data cleaning, feature selection, and predictive modeling using tools including Python, R, and Excel to support the development of analytical models and improve operational outcomes.
- Leverage institutional knowledge of multifamily housing, encompassing market supply and demand fundamentals, property operating expenses, and renter demographics, to drive insights for investment and property management decisions.
Domestic (U.S.) Travel required up to 10%. 100% Telecommuting permitted.
REQUIREMENTS
Position requires a Master’s degree (or foreign equivalent) in Data Science, Business Analytics, or a related field plus two (2) years of post-baccalaureate work experience in the job offered, or in a Senior Associate, Research and Analytics – related occupation.
Experience must include the following:
- Demonstrable ability to clean, process, and analyze large datasets, including identifying and addressing multicollinearities using methods including correlation matrices and Variance Inflation Factor (VIF) analysis;
- Demonstrable familiarity with real estate economics, commercial real estate investment analysis, multifamily housing market dynamics, property management practices, and relevant housing policies at various levels of government;
- Demonstrable data analytics skills, including experience with Python, R, and Excel, for conducting predictive modeling and cluster analysis;
- Demonstrable experience with statistical methods and data science techniques including multiple regression analysis, machine learning, and Generalized Additive Models (GAMs);
- Demonstrable data-driven communication skills, including experience writing succinct and authoritative analysis for business leaders and decision-makers;
- Demonstrable proficiency in data visualization tools, including Power BI and Tableau, for creating interactive dashboards and reports.
