Director of Land Development | Homebuilding Position Available In Charleston, South Carolina

Seeking an experienced Director of Land Development for an established Southeast homebuilder; requires a strong Charleston network and deep understanding of the local market:

Key Responsibilities:

Lead land acquisition (raw and finished lots) and entitlement efforts in the Charleston market. Manage all aspects of land deals, including proformas, due diligence, and project entitlements. Source and secure vacant developed lots and urban infill projects. Successfully rezone land parcels and navigate the entitlement process with regulatory agencies. Establish and maintain strong relationships with city, county, state, and utility stakeholders. Oversee the preparation and approval of subdivision plans and permits. Manage consultants and engineering firms to meet project timelines and budgets. Mentor and supervise the land and operations teams. Conduct market analysis and ensure land acquisitions align with company strategic goals. Possess strong negotiation, contract, and communication skills, with a deal-oriented approach.

Qualifications:

Bachelor’s degree in Civil Engineering, Construction Management, Urban Planning, or Real Estate preferred, or, 8-10 years of related professional experience in lieu of degree. Proven track record of land sourcing, offer negotiation, and due diligence management during acquisition in the greater Charleston homebuilding market.
