This includes managing relationships with potential land sellers, local realtors, and assignors. Additional responsibilities include working with the Vice President of Land Acquisition and Development to evaluate potential future single-family communities throughout the state of Florida. Responsibilities for this position are primarily focused on performing analysis and due diligence to verify attributes of potential land acquisitions, with the purpose of ensuring whether such land is appropriately suited for the intended use and profitability metrics required for building single family homes. Other duties and responsibilities will also be assigned as required by the operations team. The following includes additional details for performing due diligence on lot acquisitions: Pre-offer due diligence:
- Perform site inspections (physically or virtually) to evaluate potential spot lot opportunities for the Builder.
This includes the following:
o Coherence with the company’s strategic operating plan including location, neighborhood suitability, and pricing o Utility service availability (power location, water supply type, etc.) o Buildable pad size and available plan usage o Verify existence of wildlife habitation concerns (gopher tortoises, birds, etc.) o Grading/fill/clearing status
- Prepare contract and obtain approval for purchase
- Manage due diligence process post lot-contract execution
- Coordinate with necessary team members regarding future lot purchase
- Order survey, review survey and communicate results timely with team members
- Validate utilities – power, water, well/septic connectivity, easements
- Environmental review – Ordering of reports as needed and review/analysis of external reports and communication of results with team members
- Review adjacent zoning classifications and uses, aviation flight paths and pattern space, current or future nearby freeway construction (dates), transmission lines, school district information, nearby shopping, employment areas, etc.
The Land Acquisition Manager must have an ability to thoroughly read contracts and accurately interpret legal documentation, especially with governmental and local county/city jurisdictions.
Required Experience/Education:
- Bachelor’s degree from four-year college or university; or two to four years related experience and/or training; or equivalent combination of education and experience
- Knowledge of scatter lot production homebuilding preferred.
- Valid Driver’s license and a good driving record.
- Computer expertise with email, Microsoft Word, Excel, and Adobe required.
- Ability to collaborate and work in a dynamic and comprehensive team setting.
- Must be a self-starter and able to work independently with limited supervision.
- Must be detail oriented, thorough, precise, organized, and focused.
- If not already licensed, must be willing to obtain a Florida Real Estate Sales Associate license within 90 days of job start.
