They are responsible for developing awareness of typesof opportunities that fit company’s land acquisition strategies andunderstanding of current market trends in land development andhomebuilding. Team Land Acquisition:

Identify potential land acquisitiontargets through detailed study of tax maps and networking withattorneys, engineers and others involved in residential landdevelopment. Responsible for Bond maintenance.

Development/Entitlement Budgeting. Responsible for lot takedownschedules, land pipeline schedules, and LOC updates. Run”Greenbook” process. Achieve starts projections and closings on newcommunities. Maintain inventory reports, critical dates, contractsummaries and periodic market analysis. Maintain Land Contractfiles, maps and other files in Division office. Responsible forSWPPP management and compliance. Network with other builders anddevelopers to maintain market awareness; develop key contactsintroductions to DP to become a strong competitor in Division’smarket area. Assist management in negotiating terms and specificsof purchase and sale agreements.

Land Development:

Responsible fortimely and accurate installation of all land developmentimprovements HOA Management. Manages Project Consultants andBusiness Partners (contractors) on residential land developmentprojects; these may include but not limited to Planners, Engineers,Attorneys, Environmental Scientists and Excavation/UtilityContractors. This position must ensure timely and accurate designand installation of all land development improvements including butnot limited to grading operations, water and sewer services, dryutilities, paving and sidewalks, hardscapes and landscape andlandscape improvements, and compliance with NPDES and SWPPPregulations. Requirements Bachelor’s degree in businessadministration, engineering, accounting, finance or similar programrequired Valid Driver’s License required Ability to read andunderstand engineering and architectural plans at a high level ofproficiency Knowledge of sales/negotiating principles and realestate Must be detail-oriented and a problem-solver able to dealwith complex situations. Computer literacy, especially regardingword processing, spreadsheet analysis, project scheduling and datamanagement software. Contacts Daily interaction with variousdivision personnel, outside agencies, business partners,consultants and homeowners. Physical Requirements Must be able tooperate a motor vehicle. Must be able to bend, stoop, reach, lift,walk, move and/or carry equipment in excess of 20 pounds. Must havefinger dexterity to operate computer keyboard and calculator.
