Position Summary:
We are seeking a motivated and experienced Land Acquisition Manager to identify, analyze, and secure land opportunities for residential development in the Raleigh market. The ideal candidate will have a deep understanding of local real estate markets, entitlement processes, and financial analysis, with a focus on acquiring land that aligns with strategic growth and profitability goals.
Key Responsibilities:
Identify and evaluate potential land acquisition opportunities that align with company growth strategies. Establish and maintain strong relationships with landowners, developers, brokers, municipal agencies, and other industry professionals. Perform due diligence including site analysis, zoning and land use evaluation, environmental assessments, and utility availability. Conduct financial feasibility studies and prepare land acquisition packages for executive review and approval. Coordinate with internal teams (land development, construction, legal, finance) to assess risks and development potential. Oversee contract negotiations, purchase agreements, and closing processes. Monitor market trends and competitor activity to inform strategic planning. Manage entitlement processes including zoning, platting, and permitting. Maintain a pipeline report of current and prospective acquisition opportunities.
Qualifications:
Bachelor’s degree in Real Estate, Finance, Business, Urban Planning, Civil Engineering, or a related field. 5+ years of experience in residential land acquisition, preferably in production homebuilding or residential development. Strong understanding of land development and entitlement processes in North Carolina. Excellent negotiation, communication, and analytical skills. Proficiency in financial modeling and land valuation techniques. Self-motivated with strong project management abilities and attention to detail. Knowledge of local real estate laws, codes, and market dynamics.
