Position Summary:
We are seeking a strategic and results-driven Land Acquisition Manager to lead the sourcing, evaluation, and acquisition of residential land opportunities. The ideal candidate will possess deep market knowledge, strong negotiation skills, and experience in real estate development, particularly within fast-growing suburban and regional markets. This role is crucial to supporting the company’s growth by ensuring a robust pipeline of developable land aligned with long-term business objectives.
Key Responsibilities:
Identify and evaluate potential land acquisition opportunities in target markets. Perform financial analysis, due diligence, and feasibility studies, including pro forma modeling. Cultivate and maintain relationships with landowners, developers, brokers, municipalities, and other key stakeholders. Negotiate purchase and option agreements in alignment with corporate acquisition strategy. Collaborate with internal teams including land development, finance, construction, and legal, to assess project viability and risk. Track zoning, entitlements, utility availability, and local regulatory processes to support timely development. Prepare and present land packages to senior leadership for review and approval. Monitor market trends, demographic shifts, and competitive activity to identify emerging opportunities.
Qualifications:
Bachelor’s degree in Real Estate, Business, Finance, Urban Planning, or a related field (MBA or JD a plus). 3+ years of experience in land acquisition, real estate development, or related industry. Strong understanding of land planning, zoning, entitlement, and permitting processes. Excellent analytical, negotiation, and communication skills. Ability to manage multiple projects and deadlines in a dynamic environment. Proficiency in Microsoft Excel, GIS software, and market research tools.
Preferred Experience:
Prior experience in residential homebuilding or working with regional land developers. Knowledge of Southeastern U.S. land markets, including rural-to-suburban growth corridors. Established network of local land contacts and municipal relationships.
