POSITION SUMMARY
The Planner III will be an integral part of the County’s Current Planning Team which has an emphasis on countywide development review and associated tasks. The primary duty of this employee is to participate in the administration of the County’s Subdivision Regulations, Unified Land Management Ordinance, and Performance Zoning Ordinance. Reviews site plans and/or subdivision plats forpliance with ordinances and policies. The successful candidate will be a versatile planner with strong interpersonal skills and the technical ability to support and enhance the overall efforts of the Planning and Development Department work program.
ESSENTIAL DUTIES
Participates in the administration of the County’s Subdivision Regulations, Unified Land Management Ordinance, and Performance Zoning Ordinance. Reviews site plans and/or subdivision plats forpliance with ordinances and policies. Answers public/applicant inquiries regarding the same.
Assists with all aspects of the Preapplication Meetings, includinganization, staffments, and other correspondence.
Handles day-to-day tasks associated with taking subdivisions and land development/zoning projects through the review and approval process, including ensuringpliance with ordinances and administrative policies and procedures; writing staff reports; preparing variances; preparing and presenting materials for planningmission and board of appeals packets and presentations, and using project tracking software proficiently for monitoring the status of all projects. Prepares a variety of correspondence related to said tasks, including Land Use/Zoningpliance letters.
Participates in zoning enforcement cases, as needed. Performs zoning inspections, if needed.
Participates in ordinance amendments and policy discussions.
Maintains good relationships with review agencies/departments involved in the land development process.
KNOWLEDGE, SKILLS AND ABILITIES
Must be physically able to operate various office machines includingputer, multi-line telephone, scanner, copier, etc. Must be able to exert up to 10 pounds of force occasionally and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects. Sedentary work, involves sitting most of the time, but may involve walking or standing for periods of time. Work involves climbing, bending and stooping for short periods of time. Must be able to lift and/or carry weights of 5 to 15 pounds.

EDUCATION AND EXPERIENCE
Required:
A minimum of two years work experience in the Planning field.
Or an equivalentbination of education, training and/or experience that provides the required knowledge, skills, and abilities.
