About the role Working under limited supervision when supporting assigned servicecalls, applies advanced skills to perform complex preventivemaintenance and corrective repair of buildings, building systemsand equipment, vehicles, and grounds within a geographicalarea/route potentially across multiple sites.. Monitors buildingsystem operations and performance. Uses several trade skills suchas welding, carpentry, plumbing, electrical, painting, roofing,heating and cooling. Must be flexible on schedule. What you’ll do Performs assigned day-to-day repairs, emergency and preventivemaintenance. Completes’ maintenance and repairs, records asrequired . Reviews assigned work orders. Estimates time and materialsneeded to complete repair. Orders necessary materials and suppliesto finish the tasks. Uses CMMS to manage work orders and trackcompletion. Leads troubleshooting and repairs of buildings and installedsystems to include: plumbing systems, kitchen equipment, roofs,drains, shop, and HVAC/R. Inspects new installation for compliance with building codesand safety laws. Inspects building systems including fire alarms, HVAC/R, andplumbing to ensure operation of equipment is within designcapabilities and achieves environmental conditions prescribed byclient. Oversees and inspects the work performed by outsidecontractors. Maintains the building lighting system, including element andballast repairs or replacements. Maintains grounds of facility or property performing such tasksas raking, sweeping, leaf blowing or snow removal. Performs furniture assembly and locksmith tasks as needed. Performs welding, carpentry, furniture assembly and locksmithtasks as needed. Responds quickly to emergency situations, summoning additionalassistance as needed. Report and communicate daily all work activity via PDAdevice What you’ll need High school diploma or general education degree (GED) and aminimum of 4 years of related experience and/or trade schooltraining. Possess and maintain a valid driver’s license and good drivingrecord with periodic checks Possess necessary skills to functionally operate a “full size”van/truck Licensure as required by Authority Having Jurisdiction(AHJ) Universal CFC certification preferred. Excellent social skills, including oral and writtencommunications Uses computer and / or PDA for work order system, email, andtraining.
