Our projects are located throughout Calabasas, Topanga, Malibu, and Pacific Palisades , with current projects primarily in the Topanga area. This is a full-time, on-site position for an organized, dependable, hands-on, and detail-oriented professional who can maintain the high standards required for luxury custom-home construction. The Superintendent will oversee daily job-site operations, coordinate subcontractors and vendors, monitor schedules and costs, enforce safety requirements, and ensure that all work is completed according to the approved plans and specifications. The ideal candidate will have at least five years of superintendent or comparable field-management experience, including substantial ground-up construction experience. Experience with high-end or luxury custom homes is strongly preferred. Key Responsibilities Be present at the assigned job site full-time and oversee all daily construction activities. Manage the project from initial site work through completion, punch list, and final closeout. Coordinate and supervise subcontractors, vendors, construction crews, deliveries, inspections, and other job-site activities. Maintain project schedules and coordinate the proper sequence of work to help ensure that milestones are completed on time. Ensure that all construction is performed according to approved plans, specifications, contracts, building codes, and quality standards. Review architectural, structural, mechanical, electrical, plumbing, landscape, and other construction drawings. Identify conflicts, missing information, and potential construction issues before they cause delays or additional costs. Review subcontractor work regularly and require prompt correction of incomplete or defective work. Maintain the level of workmanship, cleanliness, organization, and attention to detail expected on a luxury residential project. Conduct regular site inspections and enforce all applicable safety requirements, job-site rules, and regulations. Maintain a safe, clean, secure, and professional job site at all times. Monitor project progress and provide regular updates to the project manager, general contractor, and ownership. Maintain daily logs, progress photographs, inspection records, delivery records, and written reports. Coordinate city, county, utility, engineering, and special inspections as required. Assist with material planning, procurement, bidding, contract review, and scheduling of long-lead items. Verify material deliveries for accuracy, quality, and compliance with project requirements. Monitor project costs, assist with budget tracking, and promptly report potential overruns or unexpected expenses. Review and document change-order work before the work proceeds whenever possible. Maintain clear and professional communication with clients, architects, engineers, consultants, inspectors, subcontractors, vendors, and internal project teams. Lead subcontractors effectively, resolve job-site conflicts, maintain productivity, and promote teamwork and accountability. Prepare and manage punch lists and follow up until all corrective work is properly completed. Assist with final inspections, owner walkthroughs, project closeout documents, warranties, and turnover. Required Qualifications Minimum of five years of experience as a Construction Superintendent, Assistant Superintendent, or in a comparable on-site construction management role. Proven experience managing ground-up construction projects . Strong knowledge of residential construction methods, materials, sequencing, scheduling, and quality-control procedures. Ability to read, understand, and coordinate architectural plans, engineering plans, technical drawings, specifications, and construction details. Demonstrated ability to supervise multiple subcontractors and coordinate several trades working on-site at the same time. Strong understanding of construction-site safety requirements and applicable building codes. Experience coordinating inspections, material deliveries, project schedules, corrections, and punch-list work. Strong leadership, communication, organizational, and problem-solving skills. Ability to identify construction issues early and develop practical solutions. Ability to maintain accurate daily records, photographs, and written progress reports. Professional, dependable, punctual, and detail-oriented. Must be able to work independently and take responsibility for daily job-site operations. Valid driver's license and reliable transportation. Must be willing and able to work at project sites in Calabasas, Topanga, Malibu, and Pacific Palisades . Professional references are required and will be verified. Preferred Qualifications Experience supervising the construction of luxury or high-end custom homes. Experience completing luxury residential projects from initial site work through final turnover. Familiarity with premium finishes, custom millwork, natural stone, specialty lighting, high-end doors and windows, home automation, and other luxury-home systems. Experience coordinating directly with architects, interior designers, engineers, consultants, and homeowners. Experience with project-management or construction-scheduling software. Schedule and Work Location This is a full-time, on-site position . The Superintendent must be available during normal construction hours and as reasonably necessary to handle inspections, deliveries, scheduling issues, or urgent job-site matters. Project locations may change as projects are completed and new projects begin. Applicants must be comfortable traveling between job sites in Calabasas, Topanga, Malibu, and Pacific Palisades.
